Reverse mortgage lenders
We list the reverse mortgage lenders with the most FHA HECMs closed during HUD's latest twelve months of data, rank them by loans closed and show what to compare.
In the latest twelve months covered by HUD's data, 34 lenders closed 24,529 HECMs. The reverse mortgage lenders are ranked by HECMs closed. Loan volume determines this ranking, not which lender offers you the best deal.
We counted HECMs endorsed from September 2025 through August 2026 by HUD-listed sponsor lender using the HUD HECM portfolio snapshot. Each lender name links to that lender's own website, and none of them pays us.

How the lender numbers were counted
The source for every count is HUD's HECM single-family portfolio snapshot. That file lists each HECM FHA endorses. Our figures come from the monthly files covering September 2025 through August 2026. No loans appear in the October 2025 file.
- We credit each loan to its sponsor lender, which provided the funding. If HUD does not list a sponsor, we assign the loan to its originating lender.
- We count broker-arranged loans under the lender that provided the funding, rather than the broker.
- Our count includes only FHA-insured HECMs. HUD's data does not include private jumbo loans.
- We rank lenders only by the number of loans closed.
Lenders that close many loans have a lot of experience with HECMs. Closing many loans does not mean that a lender has the lowest margin or fees.
Comparing offers from reverse mortgage lenders
All lenders apply the same HUD factors, $1,249,125 limit and 2% upfront mortgage insurance. The differences appear in a short list:
| What to compare | Why it matters |
|---|---|
| Margin | This sets the expected rate, which affects both your payout and the speed at which the balance grows |
| Origination fee | Limited to $6,000 under 24 CFR 206.31, although many lenders charge less |
| Third-party closing costs | Fees for title, appraisal and settlement, plus any lender credits toward those fees |
| Servicer | The firm that sends statements, manages draws and works with heirs |
| Money available after costs | The one number that sums up the offer |
On the same day, request a written estimate from each lender that lists the margin and all fees. Next, add each margin and cost amount under More settings on the calculator, then compare how much money remains after costs. Over many years, a higher margin often makes a deal cost more, even when the origination fee is lower. The HECM rates guide shows the size of a margin's effect on the result.
Best reverse mortgage companies: what "best" means here
Your own quotes are needed to determine which lender is best for your home, because no list can do so. The lender ranked first here closed more HECMs than any other lender. This shows that the lender is large and active, but its offer may not be better than one from a smaller lender.
When you choose a good lender, you can expect written margin and fee terms. The lender will wait for your counseling certificate without pressure and answer your family's questions. It will also explain who will service the loan.
Lenders, brokers and servicers
- Lender. Provides the loan funding. The table lists these lenders.
- Broker. Handles your application and shops it among lenders for a fee. HUD's data lists the loan under the lender that funded it.
- Servicer. Once the loan closes, it handles statements and line of credit draws. It also manages tax and insurance checks and payoff figures. The servicer may not be the same company as the lender.
Before closing, ask which company will service the loan. Following a death, your heirs will work with the company that services the loan.
Reverse mortgage lenders near me
Most large lenders operate in many states, and HECM rules do not change by location. Each page under reverse mortgage by state ranks lenders by HECMs closed in that state and lists its HUD-approved counseling agencies and mortgage regulator.
Reviews and complaints
We do not publish star ratings or reviews. You can check a lender this way:
- find its license through the mortgage regulator named on your state's page
- review any complaints the CFPB has received about the lender
How this page is paid for
We do not accept fees from lenders. Lenders paid nothing to appear on the list, receive a higher rank or have their names described in a particular way. No tracking appears on our plain links to lender sites, and this site includes no lead form. The disclosure page explains how we fund the site.
